General Contracting Process


Historically, before Construction Management was introduced to the construction industry, General Contracting was the most common method of an Owner working with a Contractor. Typically the Contractor is brought in, after the design phase is complete, to prepare a detailed estimate and bid proposal based on the completed design documents. The Contractor reviews and interprets the design documents and their intent, applies his/her vast knowledge and understanding of the construction process, and consults the qualified subcontractor base in order to accurately estimate the entire cost of the project and provide a lump sum estimate. Once this bid proposal is agreed to be complete, the Contractor is awarded the project and the proposal becomes the basis for a written agreement, between Owner and Contractor, by which the Contractor guarantees to complete all work for that one lump sum, regardless of economic impacts, positive or negative. Commonly referred to as a “delivery method” General Contracting continues to be a standard contracting method for most construction projects. Today, after generations in the industry, Verdi continues to satisfy its clients utilizing the traditional General Contracting delivery method, with a higher level of sophistication.
